Listing Broker Commission Fees. We operate as a full service, turn-key Broker with no upfront costs. You only pay if and when the sales transaction closes. As the Seller, you get to decide the commission rate paid to the Selling Agent who brings a Buyer's offer to purchase your property. In some cases, the Buyer may not have a licensed agent and you may be entitled to pay less commission to the Selling Agent.
Wynd Realty does not offer dual agency which is also the case with many, if not all, franchise Brokers. Dual agency happens when the same licensed agent or broker represents the Buyer and Seller. Dual agency can easily result in conflict of interest situations and present legal problems for the parties involved. Wynd Realty solves the dual agency dilemma by designating another licensed agent to represent the Buyer. This type of relationship is known as designated agency. All of our real estate transactions require a Listing Agent (a.k.a. Seller's Agent) and a Selling Agent (a.k.a. Buyer's Agent).
The difference between Wynd Realty and other franchise brokers is we pass the commission savings on to our clients when we enter into designated agency or selling agent referral transactions. For example, when the Buyer comes direct to Wynd Realty or the Seller without a licensed agent buyer agency agreement we pay the Selling Agent less commission and pass the savings on to the Seller.

Georgia Multiple Listing Service (GAMLS)and First Multiple Listing Service (FMLS). Wynd Realty is a member of GAMLS and FMLS; and therefore, may place listings with either or both listing services.
FMLS charges a mandatory fee to the listing and selling agent whose broker is a member of FMLS for each listing that results in a closing transaction. FMLS broker members are required to list properties with FMLS that are located in the FMLS Compulsory Listing Area which includes (effective May 01, 2019 and verified June 02, 2021) the following counties: Barrow, Bartow, Cherokee, Chattooga, Cobb, Dawson, DeKalb, Douglas, Floyd, Forsyth, Fulton, Gordon, Gwinnett, Hall, Haralson, Jackson, Lumpkin, Newton, Paulding, Pickens, Polk, Rockdale and Walton.
Signage. We include and place For Sale and directional signs with each listing at no additional cost to the seller. Our signage inventory includes post-and-arm and banjo-style sign mounts.

Supra Bluetooth LE Keybox. We provide one Supra Bluetooth LE Keybox that can be securely attached to a door lockset handle or kept inside the home and made available by the seller only for approved showings by licensed agents. The Supra keybox system keeps track of all authorized users who access the keybox and sends an email notification of each access to the listing agent. We support the Timed Access and Call Before Showing (CBS) code features for additional access control.
Photograpy. We use Digital SLR and DJI Mini 2 cameras for interior, exterior, and aerial photography which is included for all listings at no charge to the seller. Our MLS listing service supports the maximum number of photos allowed by the MLS.
GAR Contract Forms. All listings include licensed Georgia Association of REALTORS® (GAR) approved real estate contract forms.
Electronic Signature. Tom Bonner offers and supports electronic signing of all real estate transaction forms using the Authentisign application included with his Georgia MLS membership.
Broker-Client Seller Agency. Wynd Realty, GAMLS, and FMLS require an Exclusive Seller Brokerage Engagement Agreement in order to list a Seller's property on MLS. Tom Bonner provides all completed GAR contract forms and supporting documents required for the MLS listing which includes the following:
- Exclusive Seller Brokerage Engagement Agreement.
- Seller's Property Disclosure Statement Exhibit.
- Community Association Disclosure Exhibit (if applicable).
- Lead-Based Paint Exhibit (if applicable).
- Recorded property plat.
- Recorded property deed.
Manage IDX Feeds. Our listing service includes the active management of IDX (Internet Data Exchange) and syndication of your MLS listing with third party publishers, such as Zillow, Trulia, Realtor.com, and Homes.com, to ensure the accuracy and compatible of the listing content is maintained on the different publishing platforms.
Competitive Market Analysis (CMA) Reports. Our listing service includes complimentary CMA reports for the initial Marketing Commencement Date, List Price changes, and on demand as requested by the Seller.
What's my home worth?
ShowingTime Agent Authentication and Feedback. We use ShowingTime to schedule and manage property showings to potential Buyers, especially when the home is occupied. In the case of an occupied property, the MLS Listing will include the agent's showing instructions to schedule all showings on showingtime.com. This is a service available only to licensed agents through their MLS membership. ShowingTime authenticates the licensed agent and records the agent's name, phone number, email showing start time, and agent broker's office name. After each showing, ShowingTime will automatically solicit feedback from the Buyer's Agent and share any feedback received with the Seller.
